General rental conditions

1. Reservation

We rent the apartments ONLY TO FAMILIES. The reservation is to be considered definitively confirmed only upon receipt of the confirmation email which will be sent to you immediately after receiving the deposit (point 2). We reserve the right to refuse deposits received more than seven days after the date on which the availability of the apartment for the requested period was communicated.

2. Payment

A MINIMUM of 30% of the rent must be paid to us as a deposit, within seven days. The balance of the rent must be paid upon arrival together with the collection of the keys to the apartment. We do not accept credit cards; payment must be in cash or by bank transfer. In the case of a bank transfer, the latter must be made one week before the arrival date.

3. Cancellation

Cancellations must be communicated by email from the customer:

- up to 60 days before the start date of the stay, a Voucher will be issued with an amount equal to that of the deposit, valid for a booking to be made in the current season

– between the 59th day and the 11th day before the start date of the stay, the entire amount of the deposit paid will be retained

– from the 10th day to 6.00 pm on the day of arrival "no show" the customer is obliged to pay the balance of the stay not enjoyed within 3 days following the scheduled arrival date, without prejudice to the unavailability of the booked apartment from 6.00 pm on the day of the no-show.

Therefore, the customer is advised to take out an insurance policy on his own, with an insurance company of his choice, which covers all direct or indirect risks that may cause failure to enjoy the booked holiday..

4. Arrival

The accommodation is made available between 2.00 pm and 6.00 pm on the day of arrival, as soon as the cleaning of the previous tenant has been completed. LATE ARRIVALS, therefore, after 6.00 pm, require prior written agreements only by email and are possible until 8.00 pm however entailing an extra price of 50.00 euros. Arrivals and departures outside these times require prior arrangements. In case of late arrival or early departure, no refund is due. Upon arrival, the identity documents of all the people occupying the apartment must be shown for registration.

5. Departure

The apartment must be vacated no later than 9.00 am on the day of departure.

The CUSTOMER MUST return the ordered apartment as it was delivered to him, this means: without rubbish, the refrigerator empty and defrosted, the dishes washed, THE DISHWASHER EMPTY, the kitchenette perfectly clean and, if necessary, the furniture must be restored to its original state. beginning of the living room where beds, sofas or other furniture have been moved. If the customer omits this obligation, the customer will pay an EXTRA PRICE of a MINIMUM of 100.00 euro.

6. Residence rules

It is forbidden to accommodate more people than is permitted by the number of beds indicated in our offer, in this regard infants and children are considered as adults. Subletting and extra guests are prohibited. The tenant undertakes to take the utmost care of the apartment and domestic equipment (dishes, refrigerator, mattresses, AWNINGS must ALWAYS be CLOSED AT NIGHT when it RAINS and when it is WINDY, etc.). Complaints regarding the state of the apartment will only be accepted within 24 hours of arrival. Any breakage or damage to objects must be compensated at cost price. The condominium regulations must be respected and IN ANY CASE SILENCE from 1.00 pm to 4.00 pm and from 11.00 pm to 8.00 am.

7. Pets

NO ANIMALS ARE ALLOWED IN THE ACCOMMODATIONS, unless otherwise agreed previously by email, in which case the animals may be small in size and in any case not exceeding 20 kg. ANIMALS CAN NEVER BE LEFT ALONE IN THE APARTMENTS, this is to avoid possible damage to the structures and disturbance to other tenants. This condition is essential for owners of pets and failure to comply with it leads to the IMMEDIATE TERMINATION OF THE CONTRACT without any refund and without prejudice to further material damage which will be quantified. The EXTRA PRICE is a MINIMUM of 100.00 euro per WEEK.

8. Accessories

The main paid accessories are:

travel cot for baby extra price is 40.00 euros each

“Ikea Antilop” highchair, extra price is 20.00 euros each

“Ikea Urban” junior chair, extra price is 20.00 euros each

Accessories can be booked until sold out and within one week before arrival. Those who book one or more of these accessories and do not use them are still required to pay for them.

9. Responsibility

We are relieved of any responsibility for any missing effects and valuable goods or money of the customer, kept in the apartment, in the garage and in the external parking spaces. We are in no way responsible for damage to vehicles parked in internal or external condominium areas that are caused by third parties for any reason, by flooding or by the accidental fall of branches, pinecones or other objects, nor in the case of theft. In case of bad weather, wind and storms, the customer will take care to keep doors and windows closed and close the awnings of the apartment as all damage to property and people that may result from failure to comply with the above will be charged to him. In the event of flooding resulting from exceptional weather conditions, the condominium insurance company does not compensate for damage to vehicles or anything else in general, therefore we have no responsibility nor are we required to provide any compensation for damage to the vehicle or other objects resulting from the having moved them outside in the presence of these phenomena.

10. Warnings

The articles and clauses previously set out may be modified if new national or regional laws come into force, without any prejudice or claims on the part of the person who made the booking.

11. Linen and Beach Service

WE DO NOT PROVIDE sheets, towels, tablecloths, linen in general, beach materials and services (umbrella, deckchairs and sunbeds), iron and ironing board, hairdryer and anything else not provided.

12. Prices do not include

The tourist tax.

Use of air conditioning, the extra cost is 0.40 euros per kilowatt (based on the reading of the meter which is inside each apartment, therefore easily controllable and visible by the customer).

13. Prohibitions

Smoking is FORBIDDEN inside the apartments and therefore please smoke on the balconies or in the external areas.

IT IS FORBIDDEN to use grills of any kind in the apartments, on the balconies, terraces and gardens.

IT IS FORBIDDEN to use stoves or other electrical equipment without our specific authorization

IT IS ABSOLUTELY FORBIDDEN to use power sockets in the apartment and garage to charge various batteries and electric cars
